New Build Houses and Villas in Finestrat

Buying a new build house or villa in Finestrat: your own piece of the hillside

You step into the garden with your first coffee of the day. The water in your pool is still, nobody walks past, and in the distance the Benidorm skyline stands out against the Mediterranean. Buying a new build house or villa in Finestrat, Spain, in the hills rising from the AP-7 towards Sierra Cortina, Sea Hills or Balcón de Finestrat, means buying more than square metres: you’re buying your place in the landscape.

Most buyers here purchase off-plan from a developer, although you may also find key-ready homes. Either way, the plot, the slope and the surroundings matter as much as the house itself.

Detached villa, semi-detached or townhouse?

In this newly built area, your choice affects both your privacy and your costs:

  • Detached villa: more privacy and your own plot, but also more land, pool and façade to maintain.
  • Semi-detached: you share one wall and often gain outdoor space at a lower cost than a villa, depending on the development.
  • Townhouse: usually less maintenance and possibly communal areas, but with less independence.

Off-plan or key-ready

Off-plan, the most common option. You choose your home from plans, renders and a specification, and spread your payments over the build. You’ll have more choice, but you’ll also have to wait and rely on the developer’s schedule.

Key-ready, when available. There are fewer options, but you can see the finished house, its plot, views and finishes, and move in much sooner.

The plot matters as much as the house

A render rarely explains these points:

  • The slope: on a hillside, a large plot may have less usable space than it seems. Check the levels, steps and retaining walls.
  • The views: ask what can be built on neighbouring plots and check the planning rules with the town hall.
  • The orientation: see where the sun falls on the pool and terrace, especially in winter, and whether wind affects the outdoor areas.
  • The access: try the drive up, the parking and the real route to La Marina, the beach and the AP-7.
  • The ongoing costs: budget for the garden, pool, climate control, security and any urbanisation fee.

What to get clear before you reserve

Before you transfer any money, get in writing what you’re buying and how your payments are protected:

  • Your payment guarantee: from the moment the building licence is granted, the developer must guarantee the return of your stage payments with a bank guarantee or insurance. Ask for the document and the institution’s name. If you’re asked to pay before the licence, speak to a lawyer first.
  • The specification: it should state what the price includes: pool, basement, solarium, climate control, kitchen units and garden.
  • Extras: get the price and timing of any changes in writing. A basement or larger pool can change the budget significantly.
  • The size: check the built, usable and plot areas, and how they’ll appear in the deeds.
  • The handover: check what happens if the build is delayed. Don’t accept the keys or sign the deeds without the first occupation licence (licencia de primera ocupación) or its equivalent.

An independent opinion

I’m Martyna Kamińska, a licensed agent (API no. A419, RAICV no. 2891), and I’d rather help you rule out a beautiful villa on a poor plot than sell it to you. I can support you in English, Spanish or Polish, in Finestrat and across the Costa Blanca and Costa Cálida.

A new home also needs furniture, a garden and sometimes changes. For that, you have our network of lawyers, tax advisers, interior designers and renovation teams, so you’re never left on your own.

Frequently asked questions about new build houses and villas in Finestrat

Are new build villas in Finestrat sold off-plan?
Yes, that’s the most common option, although key-ready homes can also come up. If you don’t want to wait, tell me from the start and we’ll focus on those.

How much should I add to the price of a new build villa in Finestrat?
As a general rule, 10% VAT (IVA) and 1.4% stamp duty (AJD): on a €650,000 villa, that’s €74,100, before notary and land registry fees. Lower rates apply in some cases, so I’d advise confirming with a tax adviser.

What happens to my money if I buy off-plan?
From the moment the building licence is granted, your stage payments must be protected by a bank guarantee or insurance, including legal interest. I recommend asking for that document before each payment.

Who will look after the villa when I’m abroad?
Plan this before you buy, because a garden and pool need regular care. I’d budget for maintenance from the start and can put you in touch with people I trust.

What if I’m also interested in a resale villa?
It’s a useful comparison, as many homes in the area are recent and you can see the garden, views and neighbours already in place. If you find one yourself, I also offer buyers a verification service before they sign the arras (deposit) contract.
