It’s eight in the morning and the path to the lighthouse already smells of pine and salt. Below you, the Bay of Altea starts to shimmer, and the first neighbours are out walking by the sea. If you’re looking for an estate agent in Albir, Spain, you’ve probably felt that calm already. Now you need someone who can help you turn it into a safe decision.
I live in Altea, just across the bay, and I know this corner of the Costa Blanca from everyday life. At MK Premium Properties, we support you whether you’re buying or selling, even if your search leads you elsewhere on the Costa Blanca or the Costa Cálida.
Albir isn’t a separate municipality but the coastal part of L’Alfàs del Pi, which is useful to know when you start searching. Here’s what you can expect:
With so many villas and overseas owners, some details deserve extra attention here:
I’m Martyna Kamińska, a licensed agent (API no. A419, RAICV no. 2891), and getting your situation right matters more to me than closing a sale. We can help you in English, Spanish and Polish, which is especially useful in an area where buyers and sellers often speak different languages.
With us, you’re never left on your own: you have access to our network of lawyers, tax advisers, interior designers and renovation teams. And if you’re selling, we’ll give you a realistic valuation and keep you informed at every stage.
Are Albir and L’Alfàs del Pi the same place?
Albir belongs to the municipality of L’Alfàs del Pi, but it’s the coastal area, about three kilometres from the main town. I’d suggest searching under both names and comparing the atmosphere of each before you decide.
Is the beach in Albir sandy?
No, Racó de l’Albir is a pebble beach. I recommend visiting before you buy, especially if the beach is a big part of your decision.
Do I need to speak Spanish to buy a property in Albir?
No, but the contracts and deeds will usually be in Spanish, so you need to understand them before signing. I’ll explain the process in English and put you in touch with a lawyer if you need one.
What tax will I pay on a resale property in Albir?
Generally 9% transfer tax (ITP), or 11% if the value exceeds €1 million. Reduced rates apply in some cases, so I’d advise confirming yours with a tax adviser.
Can you check a property I’ve found myself?
Yes, I offer buyers a verification service, even if they didn’t find the property through me. Ideally, show it to me before you sign the arras contract.
Tell me what you’re looking for in Albir or what you’d like to sell, and I’ll tell you honestly how I can help, even if you turn out not to need an agent. Call me on +34 622 91 98 87, email info@mkpremiumproperties.com or visit www.mkpremiumproperties.com.
