It’s six in the evening. The sun slants across the living room, you can hear water in a pool, and you leave the car parked because dinner is just a stroll away. That’s the great advantage of buying a resale property in Albir, Spain: you aren’t buying a promise, but a place you can already see and experience.
But a home with a history also comes with paperwork, neighbours and sometimes unpaid bills. At MK Premium Properties, we help you find out about all of it before you commit your money.
Albir offers everything from central apartments to villas with a garden and private pool. Before you choose, think about what will shape your daily life:
The arras contract is the deposit agreement, and this is where checks can save you the most money:
I’m Martyna Kamińska, a licensed agent (API no. A419, RAICV no. 2891), and I live in Altea, just across the bay. Getting your purchase right matters more to me than closing a sale, so I’ll tell you plainly what I see in each property. We can help you in English, Spanish and Polish, in Albir and across the Costa Blanca and Costa Cálida.
You’re never left on your own: you have access to our network of lawyers, tax advisers, interior designers and renovation teams, which is especially useful if your property needs updating while you’re abroad.
How much does it cost to buy a resale property in Albir, on top of the price?
Generally you’ll pay 9% transfer tax (ITP), or 11% if the value exceeds €1 million. On a €400,000 property, that’s €36,000, before notary and land registry fees. Reduced rates apply in some cases, so I’d advise confirming yours with a tax adviser.
Is the 3% withholding an extra cost for me?
No, it’s deducted from what the seller receives and counts as a payment on account of their tax. Filing form 211 is your responsibility, though, so it’s best to organise it before you go to the notary.
Do I need a survey?
It isn’t compulsory, and a survey isn’t automatically part of a purchase in Spain. For an older property, I’d recommend considering one before you commit, especially if you’ve spotted damp, cracks or signs of past repairs.
Can you check a property I’ve found myself?
Yes, I offer buyers a verification service, even if they didn’t find the property through me. Ideally, show it to me before you sign the arras contract, while you have more room to negotiate or walk away.
Tell me what you’re looking for in Albir, or show me the property you’ve already fallen for, and I’ll tell you honestly what I see, even if you turn out not to need an agent. Call me on +34 622 91 98 87, email info@mkpremiumproperties.com or visit www.mkpremiumproperties.com.
